When Should You Choose a Level 3 Building Survey?

A RICS Level 3 Building Survey is recommended if you require a far more detailed inspection than a RICS Level 2 Survey. You should consider this option if the property is:

Larger than average or has a complex layout
Old, typically built before 1850
In visibly poor or declining condition
Architecturally unusual or of a non-standard design
Constructed using non-traditional or uncommon materials

What a Level 3 Building Survey Does Not Cover

A Level 3 is the most detailed RICS home survey, but it is still a non-invasive inspection. Floors, walls and ceilings are not opened up, fitted coverings are not lifted, and heating, electrical and drainage systems are inspected visually rather than tested. Anything sealed behind finishes or inaccessible on the day cannot be reported on directly.

What the extra detail buys you is interpretation.
