MSR Surveying Ltd is an RICS-regulated building surveying firm based at 311 High Street North, East Ham, London E12. We carry out RICS Level 2 and Level 3 home surveys, Professional Consultants Certificates, party wall services, damp reports and other building surveys for homebuyers, owners, landlords and developers across London, Essex and the Home Counties.
The company was founded by Saqib Riaz and incorporated in February 2023. Our RICS-qualified surveyors bring over 15 years of surveying experience, and the aim of every instruction is the same: a clear, honest report that tells you what condition a property is in and what to do next.

What We Do
- Level 2 Homebuyer Survey — RICS Home Survey Level 2 for conventional homes in reasonable condition. From £399.
- Level 3 Building Survey — The most detailed RICS home survey, for older, altered or unusual properties. From £499.
- Professional Consultants Certificate (PCC) — For new builds, conversions and major renovations where a lender needs one.
- Party wall surveyors — Notices and awards under the Party Wall etc. Act 1996.
- Damp reports — Independent diagnosis of condensation, penetrating damp, rising damp and leaks.
- Specific defect reports — A focused inspection of one defect, such as a crack or a leak.
- Schedules of condition — A dated record of condition before a lease or building work.

How We Work
- Quote. Tell us about the property online or by phone and we send you a fee.
- Inspection. An RICS-qualified surveyor inspects the property at a time arranged with you or the estate agent.
- Report. Your report is delivered within 3 to 5 working days of the inspection, written in plain English.
- Talk it through. We are happy to go through the findings with you by phone, so you know what they mean for your purchase.
