The property itself. Size and complexity are the main factors. A larger house, or one with an awkward layout, takes longer to inspect and longer to report on. Location plays a part too.
The level of survey. A Level 3 costs more than a Level 2 for two reasons: the inspection is longer — up to eight hours on site, depending on size and complexity — and the report goes further. A Level 2 rates each element 1, 2 or 3 and sets out the repairs and maintenance likely to be needed. A Level 3 does that and then explains the likely cause of each defect, the repair options, and what is likely to happen if the work is left undone.
