The property itself. Size and complexity are the main factors. A larger house, or one with an awkward layout, takes longer to inspect and longer to report on. Location plays a part too.
The level of survey. A Level 3 costs more than a Level 2 for two reasons: the inspection is longer — up to eight hours on site, depending on size and complexity — and the report goes further. A Level 2 rates each element 1, 2 or 3 and sets out the repairs and maintenance likely to be needed. A Level 3 does that and then explains the likely cause of each defect, the repair options, and what is likely to happen if the work is left undone. For a Professional Consultants Certificate, the fee also depends on the type of construction and the build cost of the project. There is no list price, and project details are needed before a fee proposal can be given.
A mortgage valuation is not a survey. It confirms the property’s value for your lender’s purposes and tells you nothing reliable about the condition of the building or the maintenance it is likely to need. That is the gap a RICS Home Survey fills.
