Welcome to HomeSnag, the award-winning snagging company that helps you identify hidden issues in your new-build property in London. As the only snagging company in the UK regulated by RICS, we pride ourselves on providing a high-level of customer service and producing high-quality reports.

Our professional snaggers use specialist equipment to identify issues and compile a comprehensive photographic snag list using our bespoke software, which helps you and your developer resolve any issues quickly and efficiently. It is important to issue your snag list to them before the end of your warranty period or ideally within the first. 2 months of moving in.

We offer two types of surveys to meet your needs. Our Pre-Completion Inspections (PCI’s) are conducted before you take possession of your property, while our Post-Completion Snagging Surveys are conducted after you’ve moved in. Additionally, during the winter months, we provide thermal heat loss surveys on houses to ensure they are energy efficient.

All our inspectors are qualified surveyors, which means you can rely on their knowledge and experience to identify issues that other snagging companies may miss. Booking a survey with us is easy and convenient – just choose the survey that best suits your needs, and we’ll take care of the rest.

Pre Completion Inspection

A Pre-Completion Inspection (PCI) follows a specific checklist designed by the NHQB (New Homes Quality Board) to provide homeowners yet to move in with a list specifying if areas of the property have met its standards or not.
The PCI is only suitable pre-completion and is issued within just 24 hours.

Snagging Survey

Our snagging survey is generally more in-depth than a Pre Completion Inspection as it is not restricted to the the NHQB checklist; rather expanded to include issues that are out of tolerance according to the standards of the NHBC and Building Regulations.
This survey is only carried out after completing (unless consent granted by developer) and is issued within 48 hours.

New-build snagging in London

The main difference between a Pre Completion Inspection (PCI) and a Snagging Survey lies in the level of detail and equipment used. The PCI is more limited in terms of checks we can carry out and equipment we can use compared to a Snagging Survey, but it presents an excellent opportunity for us to identify and raise important issues with the developer before you move in. This allows them to fix problems quickly to avoid interfering whilst you are moving in and to allow you to properly enjoy your new home.

To minimise any delays, we ensure that the PCI report is delivered to you within 24 hours, and we can also send it to the site manager if we have their email address. A PCI can raise important issues such as blocked drains, leaks, damaged units, and poor workmanship with brickwork, joinery, flooring, plumbing, tiling, plastering, and more.

On the other hand, a Snagging Survey allows us to use more specialised equipment and check areas that are not easily visible, such as the roof, under baths, heating systems using thermal cameras and checking the loft. In essence, the snagging survey enables us to identify a wider range of issues in line with NHBC tolerances.  We deliver the Snagging Survey report within 48 hours.
